What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area and the general layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service required?

Property tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more square footage than you actually own!
